I was with a buyer last week that wanted to look at a certain foreclosure home that they had seen listed. The price seemed a little high, but they thought there might be room for the bank to wiggle... It had been on the market for about 8 months.

I am slow to bring a property to market. And I am proud of that. In fact, I think that more agents should be slow to bring a property to market. There are a few things that NEED to be done, and should really be done before the property is listed in the MLS or anywhere else...

The NAR has been rallying around a new battle cry since the real estate market went from rampage to challenge. Most everyone has heard it by now...

All Real Estate is Local...

Well, it is, right? Isn't it? Well, yes and no.

I used to be firmly in the "real estate is local" school... in fact, before the NAR thought it was cool. But, as the NAR has shifted positions, I felt the need to re-examine MY position. I don't like it when I agree with the NAR too much.

  • WhatIf? Realty... A different way to sell property...

    The simple fact is that not all sellers NEED a real estate agent. I have some folks I working with right now that have moved 38 times in 30 years. They have bought and sold 38 different homes in 30 years. In real estate terms, they have transacted 76 sides. Breaking it down, they have 2.5 sides per year for 30 years. There are full time agents in the business that haven't done 76 sides... or even 2.5 sides a year for a long stretch.

    They don't need an agent.

  • Making my list and checking it twice...

    Suspension engineers for aftermarket companies (and some mainstream manufacturers) go there to learn. There are guys that know more about metallurgy than many university departments... and more about welding than a trade school. There are people that can kick out a Jeep tub (the main part of the body) as a CAD drawing in a couple of hours that would make Chrysler jealous.
